Pasadera is a luxury, non-gated residential community in southeast Green Valley, AZ. It is located south of E White House Canyon Road, off of S Camino De La Canoa.
Pasadera is a Non-Age Restricted subdivision. It is a 137-Acre community with 27 buildable lots, with the luxury homesites ranging in size from 4.13 acres to 8.27 acres (the latter being a double lot). The average lot size is 4.69 acres. All of the homesites are at least 4 acres and they all have spectacular mountain views.
As of 01/01/24, there are currently 19 luxury homes built in the community (with 1 home under construction), along with 8 vacant lots. The luxury home sizes currently range from 2,569 sf to 7,510 sf, with the average home size being 3,707 sf. Dorn Homes has been the prominent builder in the community with 16 homes built.
Per Pima County records on 01/01/24, the number of homes built by year in Pasadera is as follows: 2001 (1 Home), 2002 (4), 2003 (4), 2004 (5), 2005 (2), 2006 (1), 2007 (1) and 2019 (1). As previously mentioned, the home under construction should be completed in 2024.
Electric (TEP), Gas (SW Gas), Water (Global Water Resources) and Cable/Internet (Cox Communications) are available. Septic Systems are required as public sewer is not available.
GVR (Green Valley Recreation) is NOT required, but it is available and may already be deeded on some properties.
GVR’s Pickleball Center is located just southwest of the community at 2612 S Camino De La Canoa.
The HOA is self-managed by the homeowners and they do not have a website. Annual HOA Fees for 2024 are only $462 as the roads in the community are maintained by Pima County.
